all studies on housing vs population make no mention of this.  said differently, the idea that college grads will all buy their own 2-3 bedroom condo by 25yrs old is apparently assumed a permanent shift.  Roommates or moving &quot;back home&quot; is apparently a thing of the past, never to return?

Personally I think all these studies of stock vs demand are way off due to this not considered.</description>
